  • The price difference between House Kit and Optima averages 40% to 60%
  • Each level is available for all 20 models

What is included in each finishing level?

House Kit — The building kit

The House Kit is the foundation of every Tiny House Heavens home. You receive:

  • Steel undercarriage — the load-bearing base of your tiny house
  • Timber frame construction — the wall and roof structure
  • Insulated floor, walls and ceiling — 150 to 200 mm insulation, depending on the model
  • Structural layout — internal walls according to the chosen floor plan

What is not included?

  • No exterior cladding or roofing
  • No windows or doors
  • No electricity, plumbing or heating
  • No interior finish or flooring

Who is it for? The House Kit is ideal if you are handy, if you hire a contractor, or if you want to tackle the finishing in phases. You save considerably on the purchase price and have complete freedom in choosing materials and finishes.

Basic — The standard finish

The Basic finish delivers a fully liveable home. On top of the House Kit, you get:

  • Exterior cladding — durable façade material
  • Metal roofing — long-lasting and low maintenance
  • Windows and exterior doors — double glazing
  • Basic electrics — wiring, sockets and switches
  • Plumbing — connection points for kitchen and bathroom
  • Interior finish — walls and ceilings completed
  • Flooring — standard floor installed

What is not included?

  • No underfloor heating (preparation possible)
  • No hot water boiler or ventilation system
  • No lighting

Who is it for? Basic is the most popular option. You can move in immediately and have a comfortable, fully finished home. Additional installations (heating, hot water) can be added later or installed by your own contractor.

Optima — Turnkey

The Optima finish is the complete package. You get everything in Basic, plus:

  • Electric underfloor heating — comfortable warmth without radiators
  • Hot water boiler — instant hot water in kitchen and bathroom
  • Ventilation system — healthy indoor climate with controlled ventilation
  • Full interior lighting — all lights installed
  • Exterior lighting — ambient lighting around your tiny house

Who is it for? Optima is for those who want a worry-free experience. You receive the keys and can move in immediately without having to arrange anything else. This is the highest investment, but also the highest comfort.

Frequently asked questions

Can I upgrade from Basic to Optima later?

Yes, in most cases it is possible to add underfloor heating, a hot water boiler or a ventilation system later. However, this is more expensive than choosing it at the time of ordering, as additional labour is required.

Can I combine the finishing level with extra options?

Absolutely. Regardless of the chosen finishing level, you can add extra options such as solar panels, a heat pump, a sauna or a terrace. Discuss your wishes with our team.

What is the price difference between the levels?

The exact price difference depends on the model and size. On average, Optima is 40% to 60% higher than House Kit, with Basic in between. Request a quote for tailored pricing.
